House Plans

We will work with you to achieve the best possible design based on your budget and needs, so that your Small Second Dwelling is the home you deserve and get to enjoy for many years to come.

The Mini Pad

At a modest 49.5m2 including the porch, this is our smallest design and best suited for a single person, or short term accommodation. It still feels roomy because of the raked ceiling and zoned open plan living.
The bed has its own private niche and a good sized built in robe, while the living room is compact with the kitchen and a built in dining bench or desk behind it offering different areas to cook and relax.
The compact bathroom incorporates space for a washing machine/dryer, and still has a good sized shower and floor space so not to feel cramped. A built in cupboard opposite the kitchen offers vital extra storage space, while the kitchen itself has overhead cupboards to maximise storage. A place that has a space for everything will not feel cramped and help to stay organised.
The porch offers enough room to enjoy some fresh air in a favourite chair, so important for balancing our needs.

The Maxi Lux

Designed for a single person or couple who want to make the most of their space, this home feel large through it’s open plan and zoned design, which still affords each person private space while keeping the living space as large as possible for entertaining.  There is room for a dining table as well as for a  living area, which could double as a guest room with a sofa bed and room divider ( option not shown).
The kitchen is separated from the living area, giving another space if one wants to cook while the other one wants to enjoy their favourite show.
This design has one of our biggest kitchens, wonderful for cooking up a storm.
The laundry is discretely hidden in a purpose built niche with doors, with convenient access to the bedroom and the sliding door to go outside.
The sliding door from the kitchen opens onto a deck – the size of which you can determine according to your needs. The location is perfect for hosting outdoor , or for enjoying a quiet morning cuppa.
The Master bedroom is generous in size, giving the option to add a desk  for writing that book or gaming on the computer.
An extra touch of luxury and functionality is the large walk in robe, offering great space for your clothes and other important things you wish to keep.
When it came to designing the bathroom, it was clear that a bath would be a must, and a double shower an essential, giving that resort style feel. The toilet and vanity are sperate, offering private use . Having the added access from the living area also means that guests can use the powder room without intruding on the rest of the bathroom.  With so much to offer, as well as the cathedral ceilings which give a sense of space, this home does no feel small. Despite still being only 60m2.

The Maxi All Accessible

Designed with mobility in mind, the floorplan gives enough space for a wheelchair, and comes with an access ramp for the deck.
The bathroom has dual access from the kitchen and the bedroom, and has been designed extra large.
There is a laundry niche  opposite the kitchen and large build in robe to the bedroom.
We are happy to discuss your particular needs to ensure the Maxi All accessible will function well as your home.
The total footprint of the home is 60m2, plus deck and ramp, the size of which can be customised.

Twin Pad

The Twin Pad is designed to give two people each their own private space, which makes it perfect as a mini rooming house or short term accommodation. Offering two good sized bedrooms with build in robes and for each, their own ensuite, shared housing need not feel cramped.
The kitchen is compact but has overhead cupboards and can fit a full sized fridge. Opposite the kitchen is a laundry niche, well hidden from the living area which offers a dining area as well as a relaxing zone, allowing two people to engage in sperate activities.
This design incorporates a small deck to one side, offering an outdoor space  as additional room to relax.
If you are keen to earn extra cash by renting out your small second dwelling, than this one would give you the maximum return.

Tom’s Cabin

We understand that you may have your own ideas of how you would like your 60m2 set out. After all, every backyard is different and so are the needs. Tom’s cabin is an example of how we worked with a client who has a larger property with breath-taking views. The brief entailed making the most of the views while offering the flexebility to offer a second bedroom when guest would stay over. This was one of the options we came up with, where every room faced the views. The main bedroom even has a walk in robe, while the second bedroom still has a built in robe and was set up to function as a n office as well as a bedroom.
The bathroom had to have access from the main living area, as the client did not want people to have to walk through the bedroom to reach the bathroom. The bathroom also incorporates the laundry and is set out to offer best accessability.  the kitchen is of a good size, offering enough space for two people to work side by side, with the added bonus of a small island bench, perfect for entertaining. The living room fits a dining table as well as a place to relax, enjoy a show or gaze out the windows.
